New life for old estate No2

Thursday, November 22, 2012

Wah Fu Estate, one of the oldest public housing projects, has been earmarked for redevelopment.

It is hoped more flats can be built at the Pok Fu Lam estate to shorten the waiting list of public housing applicants, which now stands at 200,000.

Thousands of households are to be relocated around the area.

Some of the older blocks on the estate, which comprises more than 9,000 flats, were built in 1967.

It is understood that since the plot ratio of the estate - the total floor area of building construction permitted - will be raised in some areas, the redevelopment will provide an additional 2,000 to 3,000 flats.

It will be redeveloped in phases and the government will build flats on a site near the private Chi Fu Garden to accommodate relocated families.

Earlier estimates put the repair cost per flat at Wah Fu Estate at about HK$20,000.

The redevelopment follows a recent government plan to rebuild the 37-year-old Pak Tin Estate next year.

The Sham Shui Po project will result in about 5,600 flats.

This will represent a net increase of about 2,100 homes, as the plot ratio will be raised from about four times the site area to more than six.

Michael Choi Ngai-min, a member of the Long-Term Housing Strategy Steering Committee, supports the moves.

Choi said more small- and medium-sized flats need to be built in redeveloped public housing estates since the size of households has become smaller in recent years.

Wong Kwok-kin, a member of the Housing Authority subsidized housing committee, said old estates in east Kowloon should be redeveloped.

They include Choi Hung Estate and Ping Shek Estate, which have been standing for decades.

Now is the ideal time to do so, Wong said, since the area is being rejuvenated with the redevelopment of the Kai Tak site.
